County farm worth $10.6 million more than Mulder property: Appraiser
The county farm is worth $10.6 million more than property offered by Mulder in the proposed land swap, according to an appraisal released Monday.
The appraisal, done by Moegenburg Research of Milwaukee, found the county farm to be worth $14.4 million, while it put the Mulder property at $3.8 million.
The appraisal differs drastically from one commissioned by Mulder and local businessman Jim Fitzgerald in spring 2005 by Viney Appraisal Service of Janesville. That appraisal put the county land at $5.9 million and the Mulder land at $4.6 million.

County Corporation Counsel Tom Schroeder pointed to the passage of time since the original appraisal for the differences between the two.In the year and a half since the Viney appraisal, the city of Janesville has expanded to the north, making the county farm property more valuable, he said.

Mulder President Bill Watson said the Moegenburg appraisal did not give enough weight to the fact that the Mulder land is along Interstate 90/39."(It's) interesting that Rock County has the only land along the Interstate in the country that isn't valuable," he said. "All over the United States, any business that wants to do business locates on the Interstate."
